To help you understand some of the more commonly used expressions during the conveyancing procedure, here is a glossary of terms:-

HM Land Registry
The Nationwide body responsible for registering ownership of all properties in the UK. With the arrival of new technology it may soon be the case that there will be no concept of deeds in their previous written form, but registers able to to be accessed electronically and amendments to the Register being made without written documents.

Local Search
A search of the Register of Local Land Charges and simultaneously Enquiries of the Local Authority for the area in which the property you wish to buy sits. The Local Land Charges Register reveals details such as Financial Charges registered against the property, or details of Planning Charges against the property and offer helpful information such as whether the property may be a listed building. The Enquiries of the Local Authority provide details of notices such as whether the roadways are adopted, whether there are any road widening proposals in the immediate vicinity and whether any works have been performed to the property which breach planning or building regulations consent.

The Contract
A document in two identical parts one part being signed by the Seller and one part by the Buyer. It includes details of the Property, the parties to the contracts, the price , and all contractual obligations. It is a highly technical document and is the primary reason that all conveyancing is conducted by a fully qualified lawyer.

Exchange of Contracts
This process, usually done over the telephone, by which the agreement to buy and sell the house, is no longer "subject to contract" but becomes legally binding. The Buyer pays a deposit to his solicitor to enable him to undertake the exchange of contracts. This deposit varies between £500 and 10% of the price.

Your Solicitor cannot exchange contracts for you to buy your property until you have a Local Land Charge Search result, a full written mortgage offer and replies to questions about the property which are given by the Seller. These include a written list of all the fixtures and fittings being left in the property.

Completion
This is the "moving day". It is the day upon which the full legal title passes to the purchaser. The purchase price is paid to the Sellers Solicitor by the Buyers Solicitor, and the deeds are given to the Buyers Solicitor. Keys are released from the estate agent and you can take possession (if you move house).

Paul Bibby - Head of PropertyPaul Bibby

Paul graduated from UWE in 1984 and qualified as a Solicitor in 1986.

Paul is the firm's Managing Partner and is responsible for the implementation and delivery of the firm's business strategy.  He is also head of Residential Conveyancing. His time is divided between those roles and fee earning in the area of commercial property and residential conveyancing.

Paul has been happily married for 23 years and has two teenage sons.  Away from work his interests are golf and Everton Football Club.

Tracey SkynerTracey Skyner - Partner

Tracey undertook her training contract with MSB and qualified as a Solicitor in June 2004. Tracey became an Associate Solicitor in June 2006 after only 2 years of qualifying and was made a Partner in 2008.

Tracey currently heads the Firms Investment Department in the Allerton Road Branch and specialises in property matters including buy to let investments.  Tracey also deals with Residential Landlord and Tenant matters.

Tracey sits on the committee and is Vice Chair for the Association of Women Solicitors.

Tracey lives in Liverpool with her husband and what little time Tracey has free she still finds time to socialise with her friends and travel to far off places.

Tracey is now on maternity leave until December 2012.

Natalie O'DonohueNatalie O'Donohue - Senior Residential Conveyancer

Natalie O'Donohue joined MSB in February 2007 and has risen to the position of Senior Residential Conveyancer. She has worked in conveyancing since leaving school and has a wealth of practical experience.

Away from MSB she enjoys holidaying to as many destinations as possible and socialising with her friends. She loves spending time with her family particularly her nieces and nephews.

Angela LinsteadAngela Linstead - Conveyancing Executive

Angela Linstead joined MSB in September 2010 as a fee earner in the domestic conveyancing department. She has worked in conveyancing  for 10 years and is a associate member of the institute of legal executives, she is continuing her training to qualify as a solicitor.

Outside of work she enjoys a busy social life.

Emma Cunningham Emma Cunningham - Conveyancing Executive

Emma Cunningham joined the firm in 2001 working as a secretary in the PI and Crime Departments. Mastering her brief quickly, she took it upon herself to study law in her spare time and soon qualified with Distinction as a Paralegal in 2006.

Encouraged by her success, she is currently an Associate member of the Institute of Legal Executives and is continuing her studying to qualify as a Solicitor  whilst working alongside Tracey Skyner, Partner, in the ever burgeoning Property Department.

What free time Emma has left is dedicated to her family and socialising with her many friends.

Rose Finnan Rose Finnan - Conveyancing Executive

Rose Finnan joined MSB in 2007 as a fee earner in the domestic conveyancing department. Rose has worked in property for 7 years and is thoroughly enjoying her role within the firm.  She is a mother to three boys, an adept cook and in her spare time enjoys socialising with her friends and family.

Linda joined MSB in October 2002 as receptionist. After a career in banking  followed by 7 years working in the housing industry as a sales negotiator she  decided to see how operations worked on the legal side of conveyancing and incorporates her sales knowledge within her daily contact with clients.

Linda is married with 2 children and enjoys a busy social life with her family and friends.
